Important Update – Greece Golden Visa Program Price Increasing Soon.

The cost of the Greece Golden Visa Program is set to rise from the current minimum investment of EUR 250,000 to a minimum of EUR 400,000.

Investors may still apply under the current EUR 250,000 minimum threshold, provided they pay a 10% deposit by 31 August 2024, and finalize the investment by 31 December 2024.

Greece, officially known as the Hellenic Republic, is made up of a rugged peninsula and thousands of islands located in southeast Europe. Greece Residency Program Overview

The Greece Golden Visa Program was introduced in 2013 and as outlined by The Immigration and Social Integration Code Law 4146/2013, residence permits are to be issued to individuals acquiring real estate or making strategic investments in Greece. This contains provisions for a 5-year renewable Greek Residency Visa to be offered to foreign nationals conditional upon their investment of a minimum of €250,000 in real estate within the country.

Provided the real estate property is still owned by the applicant, the Visa has unlimited renewability. Amendments to Law 4251/2015 also grant non-EU citizens the right to apply for Greek citizenship provided they meet residency requirements over a 7 year period.

Application Process

Eligibility and Dependents

The Principal Applicant must be at least 18 years of age, a non-EU citizen, and able to make the required investment in order to be eligible to make an application for the Greece Golden Visa program. He or she may include any of the following dependents in his or her application:

  • Spouse of the Principal Applicant

  • Children of either the Principal Applicant or his or her spouse who are under the age of 21 years

  • Children of either the Principal Applicant or his or her spouse who are between 21 – 24 years and dependent on the Principal Applicant

  • Dependent parents of either the principal applicant or their spouse

 

Required Documents

Investment Options And Fees

Option 1: Real Estate Purchase of a Minimum of €250,000

The €250,000 minimum property investment may be in a single property or across multiple properties. These may be either commercial or residential properties and can be held either leasehold or freehold. Investments may be made jointly provided each individual applicant meets the minimum investment threshold.

Option 2: Real Estate Lease or Timeshare to the Minimum Value of €250,000

Lease for at least 10 years or invest in a timeshare for hotel accommodation or furnished tourist residencies in a combined tourist facility, as the above facility must be registered with Greek National Tourism Organization (GNTO).

Eligibility requirements vary by programme. Investors are typically required to be at least 18 years of age, have a clean criminal record, legal source of funds and minimum of $100,000USD to invest.

Citizenship and Corporate services has an exemplary approval rate and takes all precautious to guarantee the success of an application, from preliminary screening, suggestions of alternatives based on client limitations and explanation of any risks involved. However, it is not possible for any firm or authorised agent to guarantee the success of an application as the final decision is that of the government and their individual investment unit.

The CBI government bodies recognise a spouse as an individual of opposite sex to the main applicant or principal investor; a couple must be married. Common law partners and same-sex couples are not yet recognised and may apply separately or be sponsored in a separate application in relevant jurisdictions.

Eligible dependents vary by programme but can include the children, spouse, parents, grandparents, and siblings of both the main applicant and spouse.

Each programme has different documentation requirements. Copies or originals of birth certificates, police records, photo ID, proof of address and reference letters are some documents that will be included in the application alongside mandatory government forms prepared by Citizenship and Corporate Services.

All Caribbean Citizenship by Investment territories recognise dual citizenship, and as such, have no requirement for the investor to renounce their citizenship by birth to obtain dual citizenship.

The due diligence process verifies the applicant’s document profile and evidence provided against regional and international databases.
